Why Pool Decks Settle
Pool deck concrete sits on some of the most challenging soil conditions on any property.
During pool installation, significant excavation takes place. The backfill around the pool shell is compacted, but engineered fill almost always settles more than undisturbed soil over the years. The concrete poured over that fill settles with it.
Add water. Pool decks are constantly exposed to splash-out, overflow, and drainage from a large water body. In West Michigan's sandy soils, that water carries fine particles away from beneath the slab — opening voids that allow concrete panels to drop.
Freeze-thaw cycles create further movement around the pool shell itself. Water-saturated soil adjacent to an in-ground pool undergoes significant frost pressure over 130+ annual freeze-thaw cycles, and the panels nearest the pool edge often show the most movement.
Why Poly Foam Is Usually the Better Choice Here
We use both mudjacking and polyurethane foam for pool deck leveling, but poly foam is our recommendation for most pool applications — for several reasons.
Weight. Mudjacking material weighs around 100 lbs per cubic foot. Poly foam weighs 2–4 lbs per cubic foot. For a pool deck where the underlying soil is already compromised, adding mass creates risk of further settlement. Poly foam's minimal weight adds almost nothing to the load on that soil.
Water resistance. Poly foam doesn't break down in the presence of sustained moisture. Mudjacking slurry can erode over time in wet conditions — and pool decks are wet. Poly foam holds.
Cure time. Poly foam is typically walkable in 15–30 minutes and vehicle-ready in an hour. You're not shutting down pool access for a day.
Precision. Foam expansion can be controlled with careful injection, which lets us make fine adjustments on uneven panels near pool edges.
For dryer, more stable sections away from the pool water line, mudjacking may still be appropriate. We assess each section individually.
What Pool Deck Leveling Costs
Pool deck leveling typically runs $2,000–$6,000 for most residential jobs, depending on how many panels need work, the degree of settlement, and how much foam is needed. Complex configurations or severely settled sections will trend toward the higher end.
Replacing a pool deck is a significant undertaking — demolition, haul-away, new forming, pour, and finish work. For a typical residential pool deck, that's a $15,000–$30,000+ project and a pool that's out of commission for weeks. Leveling is almost always the right call unless the concrete itself has failed.
Working Around the Pool
We do not need to drain the pool to level the deck. We work from the surface, drilling injection holes in the settled panels and filling voids beneath them. Equipment stays on the deck — we don't put anything into the pool or disturb the pool shell.
For decks with coping stones, tile borders, or decorative features, we plan injection points to work around them. The patched holes (1.5–2 inches) are visible on close inspection but less obvious than a full deck replacement.
