About West Michigan Concrete Leveling: West Michigan's Concrete Leveling Specialists
We use both mudjacking and polyurethane foam injection — and we pick the method that's right for the job, not the one with the bigger margin. We serve homeowners and businesses across Kent, Ottawa, Muskegon, Allegan, and surrounding counties.
What We Do
We lift sunken concrete. That means:
- Driveways that have dropped at the street or garage apron
- Sidewalk panels that have heaved or settled into trip hazards
- Patio slabs that have pulled away from the house or pool coping
- Porch steps that have separated from the foundation
- Garage floors with settlement near doorways or drains
- Basement floors with movement near footings
- Pool decks with uneven sections
- Commercial slabs — warehouse floors, loading docks, parking areas
We don't pour new concrete, and we don't do foundation repair. When we're the right solution, we'll tell you. When we're not, we'll tell you that too.
How We Work
The estimate visit: Most estimates take 15–30 minutes. We walk the property, look at the slabs, check for voids (a bouncy or hollow-sounding slab is a giveaway), note the cracking pattern, and look at drainage conditions. We give you a price on the spot in most cases. No charge, no obligation.
We'll also tell you honestly if the slab isn't a leveling candidate. If the concrete is too deteriorated, cracked beyond repair, or if the settlement is caused by something that needs to be fixed first (a broken drain tile, an active plumbing leak), we'll say so. Doing a leveling job on a slab that needs replacement doesn't help anyone.
Method selection: We use mudjacking for most straightforward residential jobs — it's proven, cost-effective, and works well in West Michigan's predominantly sandy soils. We use polyurethane foam for pool decks, high-moisture areas, same-day return-to-service needs, and jobs where the material weight of mudjacking slurry is a concern. If you ask, we'll explain exactly why we're recommending one over the other for your job.
The work itself: A typical residential job takes 2–4 hours from setup to cleanup. We drill, inject, lift, patch, and clean up after ourselves. You don't need to do anything special to prepare — just make sure we have access to the slab and a hose bib for cleanup.
After the job: Mudjacking cure: foot traffic immediately, vehicles after 24 hours. Poly foam cure: foot traffic in 15–30 minutes, vehicles in about an hour. We'll review this with you before we leave.
What to Expect from Us
A straight answer, not a sales pitch. If your concrete is worth saving, we'll tell you what it costs and why. If it's not, we'll tell you that too — and we're not going to try to convince you otherwise.
Realistic expectations. Concrete leveling is a repair, not a restoration. The drill holes are patched but visible. The surface color and texture of the patch doesn't match new concrete. The slab will be at the right height and structurally stable — it won't look brand new.
A real estimate. We give you a price before we start, not after. The only exception is large commercial jobs where the scope isn't fully clear until we drill a probe hole — in those cases, we'll tell you what we know and what we don't.
Respectful of your property. Our equipment is heavy and our trucks are big. We're careful about where we park, how we move on the property, and what we leave behind.
