West Michigan Concrete Leveling Call

Concrete Patio Leveling in West Michigan

A patio that's tilted toward the house, dropped away from a door threshold, or developed a low spot that holds water is a problem that gets worse every winter. Whether it's a plain concrete slab or an entertainment area adjacent to pavers or a pergola, leveling is almost always faster and less expensive than starting over.

We lift and level concrete patios across Grand Rapids, Holland, Zeeland, Grandville, Wyoming, and the rest of West Michigan. Most patio jobs wrap up in a single morning, with no excavation, no concrete trucks, and no disruption to your landscaping.

Why Patios Settle

Patios are especially vulnerable to settlement for a few reasons.

They're typically poured on disturbed soil — a backfill area near the house that was never as compact as undisturbed ground. Over the first several years, that fill soil continues to compress and settle, and the concrete settles with it.

They're also in the zone where roof runoff and grading problems concentrate water. A patio near a downspout, a flower bed, or an area where rainwater pools is constantly having soil eroded from beneath it. In sandy West Michigan soils, water can carry material away quickly, leaving voids beneath the slab.

And of course, freeze-thaw. A patio that collects water near the foundation and goes through 130 freeze-thaw cycles a year will move. It's not a matter of whether — it's a matter of when.

How Patio Leveling Works

We drill small holes through the slab, inject material beneath the settled areas, and push the concrete back to a level position. The holes are patched with cement after injection. There's no excavation, no damage to surrounding landscaping, and no concrete truck in your backyard.

Mudjacking works well for most patios — it's the right call when the area drains well and the slab is in good condition. Material cure takes 24 hours before heavy furniture or foot traffic.

Polyurethane foam injection is lighter and faster-curing, which makes it a better fit for patios adjacent to the house foundation (where added weight from mudjacking material can create drainage issues) or in areas with persistent moisture. Foot traffic is typically fine within 15–30 minutes.

We'll assess your patio and recommend which method fits the situation.

What Patio Leveling Costs

Concrete patio leveling in West Michigan typically runs $800–$2,500, depending on square footage, degree of settlement, and method.

Replacing a patio — breaking out old concrete, hauling debris, forming, and pouring new — runs $10–$15 per square foot installed. A 400-square-foot patio replacement runs $4,000–$6,000. Leveling that same slab, assuming it's in serviceable condition, usually runs $1,000–$1,800.

The comparison holds up until the concrete itself is too far gone. If the slab has widespread structural cracking, severe spalling, or deterioration that won't hold an injection, we'll tell you replacement makes more sense.

Patios Adjacent to Pavers, Pergolas, or Screen Rooms

We work around existing features. If your patio slab is adjacent to a paver border, under a pergola, or attached to a screen room or sunroom addition, leveling is usually still possible — we just plan the injection points to work within the constraints. We've leveled slabs with furniture on them (we move it, work, then replace it).

What we don't do is damage the features around the slab to get the job done. If the access situation genuinely prevents proper injection, we'll tell you before we start.

Frequently Asked Questions

How much does patio leveling cost in Michigan?

Most residential patios run $800–$2,500 to lift and level. Size, degree of settlement, and method (mudjacking vs. poly foam) all affect the number. We give free estimates on-site.

Can you level a patio that's tilting toward the house?

Yes — this is one of the most common calls we get. A patio that pitches back toward the foundation traps water against the house and is a priority to address. We can typically restore proper pitch away from the structure.

Will leveling damage my pavers or landscaping?

We drill only where needed and patch the holes afterward. We work around paver borders and planting beds. Access for the injection equipment is the main constraint — we assess this on-site.

What if my patio was poured in multiple sections?

Each section can be addressed independently. If some panels have settled more than others, we level each to the appropriate grade.

How long after leveling before I can use the patio?

With mudjacking, wait 24 hours before heavy furniture and foot traffic. With poly foam, foot traffic is typically fine in 15–30 minutes.

What if there are cracks in my patio?

Settlement cracks don't necessarily prevent leveling. We assess the cracks to determine if they're cosmetic/settlement-related or structural. We can fill minor surface cracks as part of the job.

Is your concrete worth saving?
