Concrete Leveling in Kentwood, Michigan
Kentwood is one of West Michigan's fastest-growing communities, and the concrete problems we see here reflect that growth pattern. Much of Kentwood's residential development happened in waves — the 1960s and 70s along the eastern Grand Rapids corridor, and again in the 1990s through 2000s in the Kalamazoo Avenue and 44th Street development zones.
The earlier neighborhoods show the settlement that comes with 40–60 years of freeze-thaw and soil consolidation — driveways pulling away from garage aprons, sidewalks with raised or dropped panels, front steps that have tilted toward the yard. These are standard leveling candidates.
The newer developments show a different pattern: concrete that settled within the first 5–10 years of construction, where engineered fill beneath the slab didn't consolidate fully before the driveway or patio was poured. Polyurethane foam often makes more sense in these areas — lighter, faster-curing, and well-suited to areas where drainage patterns are still being established.
